Lorient lacks available office space

The Audelor urban planning agency makes this clear: “The office market in Lorient is under tension”. In March 2022, only 7,570 m² of tertiary space was available in Lorient (Morbihan) and its outskirts, including 1,020 m² in new buildings. These figures are down 36% compared to the same month of the previous year.

The various data are all the more worrying as transactions (rentals and sales) are on the rise. In 2021, specifies Audelor, “11,600 m² of office space was rented or sold, the increase is 15.4% compared to 2020”. This is a level never reached in Lorient.

The upward trend continues since in the first quarter of this year, fourteen transactions were recorded for an area of ​​5,460 m². “This represents almost half of the activities of 2021”.

Mostly local businesses

Several projects are nevertheless planned by property developers with the construction of new offices with an area of ​​11,000 m²m2 over the next two years. In the very popular sector of Lorient La Base, the Venus building will thus have 4,350 m² of tertiary space.

Most of the occupants of the Lorient offices are local or regional companies looking to expand. There are still few external companies opening an agency in Lorient. The effects of telework are not felt, says Audelor.

Companies are generally looking for offices with an average surface area of ​​between 100 and 250 m², with sufficient parking, good service (proximity to road accesses) and good energy performance.

As for rates, rentals in the old oscillate between 120 and 140 euros per m² annually. For purchases in new, it is necessary to count between 2,000 and 2,400 euros per m².
